REE đã thông qua phương án phát hành 100 triệu USD trái phiếu không chuyển đổi, tương đương khoảng 2.320 tỷ đồng, mục tiêu phát triển các dự án bất động sản cho thuê văn phòng trên quỹ đất hiện hữu (khu văn phòng Etown) ở Tp.HCM.
Là một đơn vị có thâm niên trên thị trường, nền tảng hoạt động hiện nay của REE được cho là khác vững chắc với 4 mảng kinh doanh: (1) Dịch vụ xây lắp cơ điện công trình M&E – là ngành cốt lõi với tổng giá trị của các hệ thống hiện chiếm đến 20-30% giá trị các công trình xây dựng, (2) Kinh doanh điện gia dụng với thương hiệu Reetech, (3) Cho thuê văn phòng, và (4) Ngành tiện ích điện và nước. Với việc sở hữu dòng tiền nhàn rỗi lên đến hàng ngàn tỷ đồng, cổ phiếu ổn định đi cùng tỷ lệ cổ tức đều đặn hằng năm khiến REE luôn là lựa chọn đầu tư an toàn.
Tính đến cuối năm 2018, REE đã đầu tư vào 8 công ty thủy điện với tổng công suất thiết kế là 1.034 MW; 3 công ty nhiệt điện với tổng công suất thiết kế là 2.340 MW; 1 công ty phong điện với công suất thiết kế 24 MW và 1 đơn vị phân phối điện với sản lượng 250 triệu kWh.
Mặc dù vậy, thị trường cần nhiều hơn thế, “bí ý tưởng đầu tư” theo đó là câu chuyện nhiều năm liền của Công ty. Để tạo sự đột phá, từ những năm 2015-2016, REE liên tục vốn mở rộng đầu tư chiến lược ngành tiện ích là điện – nước với nguồn lãi thu về tương đối dồi dào. Riêng năm 2018, mảng này mang về 741 tỷ đồng cổ tức, tăng 23% đi cùng khoản lợi nhuận hơn 1.000 tỷ đồng, tăng 75% so với năm ngoái.
Song, bước sang năm 2019, tình hình thiên văn không thuận lợi cho các công ty thủy điện khiến lợi nhuận mảng điện – nước Công ty giảm 37,5% về 685 tỷ đồng, tác chính vào đà giảm dự kiến của lợi nhuận. Thực tế, năm 2018 hoạt động M&A cũng sớm cho thấy một dấu hiệu chững lại, khi cả năm Công ty chỉ chi ra 475 tỷ đồng trong tổng số kế hoạch giải ngân 3.000 tỷ cho các khoản đầu tư mới.
Hưởng lợi kép tại mảng cho thuê văn phòng
Mảng điện giảm nhiệt, trong khi cho thuê văn phòng ghi nhận tăng trưởng tích cực, đơn cử toà nhà Etown Central vừa khai thác đã đạt tỷ lệ lấp đầy 94%. Song song, Công ty đang hưởng lợi kép từ hoạt động này, trong đó:
(1) REE đầu tư văn phòng từ nhiều năm trước với chi phí thấp, dẫn đến biên lợi nhuận của hoạt động này luôn duy trì ở mức cao 51% hàng năm và đóng góp lớn vào cơ cấu lợi nhuận của toàn bộ nhóm công ty REE với khoảng 21%.
(2) Chưa kể, theo báo cáo của CBRE và Savills, dự báo giá thuê văn phòng đang trong xu hướng tăng giá, ước tính giai đoạn 2018-2020 tăng trưởng khoảng 5-6% hằng năm, và nhu cầu phân khúc văn phòng hạn B+C cũng sẽ tăng theo nhờ nhu cầu lớn từ các công ty cho thuê văn phòng chia sẻ tham gia vào thị trường.
Kết quả năm 2019, Công ty xu hướng chi tiền cho hoạt động M&A cho mảng này. Mới đây, REE đã thông qua phương án phát hành 100 triệu USD trái phiếu không chuyển đổi, tương đương khoảng 2.320 tỷ đồng, mục tiêu phát triển các dự án bất động sản văn phòng cho thuê trên quỹ đất hiện hữu (khu văn phòng Etown) ở Tp.HCM, và dùng cho việc thanh toán tiền sử dụng đất, mua đất, phát triển thêm quỹ đất. Trái phiếu dự kiến sẽ được phát hành cho nhà đầu tư riêng lẻ ngay trong quý 1/2019.
Nguồn thu từ Etown – dẫn dắt tăng trưởng năm 2019
Được biết, hoạt động cho thuê văn phòng là mảng kinh doanh truyền thống của REE và cho dòng tiền và lợi nhuận ổn định trong nhiều năm qua. Riêng năm 2018, hoạt động này ghi nhận doanh thu 638 tỷ (tăng 25%), tuy nhiên lợi nhuận sau thuế giảm 10% về 250 tỷ đồng do tỷ lệ thu tiền tại Etown Central chỉ đạt 40% nên chưa ghi nhận lợi nhuận trong năm 2018. Với tỷ lệ này, Etown Central sẽ ghi nhận lợi nhuận trong năm 2019. Các tòa nhà còn lại duy trì tỷ lệ cho thuê ở mức 97% đến cuối năm 2018 với giá thuê bình quân tăng nhẹ.
Theo đó, mảng cho thuê văn phòng sẽ đóng góp tăng trưởng chính vào lợi nhuận năm 2019, khi tòa nhà Etown central bắt đầu ghi nhận toàn bộ doanh thu và lợi nhuận, ngoài ra còn có sự đóng góp của tòa nhà Etown 5 với 14.000 m2 sàn cho thuê, giá cho thuê trung bình 17 USD/m2 bắt đầu đi vào hoạt động trong quý 2/2019. Doanh thu và lợi nhuận sau thuế trong năm 2019 dự báo đạt là 836 tỷ và 390 tỷ đồng, đứng thứ hai về trong cơ cấu lợi nhuận toàn Công ty.
Hiện, REE Property đang là đơn vị kinh doanh và quản lý bất động sản cho thuê của REE với diện tích văn phòng hơn 130.000 m2.
Về REE, mặc dù đề ra kế hoạch thận trọng, nguồn thu của Công ty hằng năm vẫn tăng trưởng đều đặn với doanh thu, lợi nhuận ổn định. Tuy nhiên, như đã đề cập, Công ty cần “đột phá” hơn khi biên lợi nhuận trồi sụt liên tục, năm 2019 biên lợi nhuận dự giảm từ mức 35% về chỉ còn 26%. Đây không là câu chuyện riêng của REE, mà của hầu hết các doanh nghiệp lâu năm, đạt được thị phần nhất định tại mảng cốt lõi và đang tìm kiếm tăng trưởng mới một cách thận trọng. Được biết, mảng chính M&E sẽ tiếp tục đóng góp chủ lực doanh thu REE năm 2019 với 3.600 tỷ đồng, tuy nhiên lợi nhuận thu về lui về thứ hạng 3 với 275 tỷ đồng.
