Hai nguyên tắc trên khiến đại gia Lê Thanh Thản thành công với hàng loạt dự án chung cư giá rẻ tại Hà Nội, dù rằng phân khúc này được nhiều người đánh giá rất khó thu về lợi nhuận.
“Đại gia điếu cày” Lê Thanh Thản là người hiếm khi xuất hiện trên truyền thông, nhưng tháng 2 vừa qua, vị doanh nhân của quê hương xứ Nghệ đã có buổi gặp gỡ với báo chí, thẳng thắn chia sẻ những vấn đề liên quan đến kinh doanh bất động sản và cả cuộc sống hằng ngày.
Người đứng đầu chuỗi khách sạn Mường Thanh, cũng là người tiên phong trong mảng xây dựng chung cư giá rẻ Hà Nội với các khu đô thị Xa La, Linh Đàm, Kim Văn Kim Lũ, Đại Thanh hay Thanh Hà,…cho biết có 2 nguyên tắc ông vẫn áp dụng trong kinh doanh, đó là không làm chung và không vay vốn ngân hàng.
Về nguyên tắc không làm chung, ông Thản thừa nhận ông không làm ăn chung với ai, kể cả với anh em ruột thịt.
“Khi làm chung hay xảy ra mâu thuẫn, hay xuất hiện tư tưởng làm ít nhưng muốn hưởng nhiều, thậm chí chưa làm được đã muốn “ăn”, cuối cùng chỉ lo nhòm ngó nhau, không chịu nghĩ việc làm ăn. Do vậy, nếu chủ đầu tư nào không làm được, chuyển nhượng lại dự án, tôi sẽ “nhận” và làm riêng, chứ không tham gia cổ phần, không chung đụng”, báo Dân Việt dẫn lời ông chủ chuỗi khách sạn Mường Thanh.
Còn về nguyên tắc không vay vốn ngân hàng, ông Thản tiết lộ chi phí lãi suất ngân hàng chiếm gần 20% giá thành sản phẩm. Như vậy, muốn đưa ra thị trường các sản phẩm chung cư giá rẻ, ông phải cố gắng huy động mọi nguồn vốn, trừ vốn vay ngân hàng để tiết giảm được chi phí.
Thay vào nguồn ngân hàng, ông tìm đến nhiều nguồn vốn khác để huy động, ví dụ như nguồn các nhà cung cấp nguyên vật liệu. Tuy nhiên để làm được điều này, đại gia Lê Thanh Thản cho rằng nhà đầu tư phải làm ăn uy tín, trả tiền đúng hẹn. Còn nếu không đúng hẹn thì những lần sau, không bên cung cấp nào dám cho doanh nghiệp nợ nữa.
“Chính vì Mường Thanh làm ăn rất uy tín nên nhiều nhà cung cấp nguyên vật liệu muốn bán hàng cho tôi. Và khi bán được nhà, có tiền tôi thanh toán cho họ ngay. Nhiều chủ đầu tư không làm được như vậy, vì nhà bán chậm. Còn tôi, vì phân khúc nhà giá rẻ nên thanh khoản tốt, bán hết nhanh và có tiền trả cho nhà cung cấp”, ông Thản tiết lộ.
“Quan điểm của tôi là hết sức cân nhắc khi vay. Thực tế có nhiều chủ đầu tư chết vì vay vốn ngân hàng quá nhiều, dự án thì bán chậm, thậm chí không bán được nên không có tiền trả nợ”.
Hiện nay, với mức giá gốc chỉ khoảng hơn 10 triệu đồng/m2, các dự án nhà của đại gia Lê Thanh Thản đang là lựa chọn của nhiều người có thu nhập trung bình tại Hà Nội. Triết lý bán giá vừa phải “đừng ăn lãi nhiều quá”, khiến các dự án của ông chủ Mường Thanh có tính thanh khoản rất cao. Ví như gần 4.000 căn hộ với giá 9,5 triệu đồng/m2 của khu đô thị Thanh Hà đã được bán hết chỉ trong vòng 3 tháng.
Ở thời điểm cuộc trò chuyện với báo chí diễn ra, ông Thản nói rằng ông đang xin thành phố Hà Nội làm nhà ở xã hội với giá 6 triệu đồng/m2. Nếu được duyệt thì ông cam kết sẽ làm 10.000 căn hộ và bán với giá 6 triệu đồng/m2 nhưng đề xuất này vẫn chưa có kết quả.
“Trên thực tế, khu đô thị Xala là dự án đầu tiên và duy nhất tôi được giao đất để làm, còn những dự án khác tôi toàn phải nhận chuyển nhượng lại để thực hiện. Nếu được giao đất thì giá thành các căn hộ do tôi bán còn rẻ nữa”, ông cho biết.
