Theo nghiên cứu vừa được Jones Lang LaSalle (JLL) Việt Nam công bố, giá bán sơ cấp căn hộ tính trên mỗi dự án tăng trung bình 20,6% theo năm, được dẫn dắt chủ yếu bởi phân khúc cao cấp, hạng sang.
Quí III/2019 còn ghi nhận việc lập đỉnh mới của giá căn hộ cao cấp khi đạt đến 5.320USD/m2, tăng 64,9% theo năm, có tốc độ tăng cao nhất trong vòng 5 năm trở lại đây. Mức giá này, vào thời điểm nửa cuối năm 2018 và quí I/2019 còn được xem là mức giá của phân khúc căn hộ hạng sang.
Tuy nhiên, mức lợi nhuận từ việc chuyển nhượng căn hộ phân khúc hạng sang và cao cấp không còn nhiều là một trong những nguyên nhân tác động đến sức mua giảm.
Song ở một diễn biến khác, giá căn hộ tăng mạnh vì nguồn cung khan hiếm, đặc biệt là các dự án căn hộ cao cấp, hạng sang tại các quận trung tâm nhưng Quận 1, Quận 3 và thậm chí Quận 4.
Trên thực tế thị trường, từ giữa năm 2018, phân khúc căn hộ cao cấp có mức giá trên 60 triệu đồng/m2 vốn hiện diện nhiều tại Quận 4 trước đây đã chuyển dịch dần ra Quận 7.
Nguyên nhân lớn nhất tác động đến nguồn cung căn hộ giảm được cho rằng do qui trình phê duyệt đất đai và giấy phép xây dựng mất nhiều thời gian.
Tuy nhiên mặt khác, số dự án căn hộ cao cấp và hạng sang ở khu vực trung tâm khan hiếm cũng còn vì quĩ đất tại những khu vực đắt địa không còn nhiều, để thỏa thuận mua lại được những vị trí đẹp làm dự án căn hộ cao cấp và hạng sang cũng cần nhiều thời gian.
